Roof Replacement Cost Per Square, Explained

By the HomeCalc USAReviewed against our editorial policyLast updated US units and pricing

A roofing square is 100 square feet of roof surface. Contractors quote a per-square price covering shingles, underlayment, fasteners, labor and disposal. Multiply your roof area (not floor area) by pitch factor, divide by 100 for squares, and compare bids on the same square count before comparing dollars.

Skip the arithmetic: use the Roofing Calculator.

Key takeaways

  • One square = 100 sq ft. A 2,000 sq ft roof surface is 20 squares.
  • Roof area is always larger than the building footprint; multiply footprint by a pitch factor from 1.03 (3/12) to 1.41 (12/12).
  • Tear-off, decking replacement, steep pitch, multiple stories and complex hips all carry surcharges quoted separately.
  • Compare quotes by square count and inclusions first. A cheaper per-square number over a lower square count is not cheaper.

What a square actually buys

A per-square price in a US residential quote normally bundles shingles, underlayment, starter strip, ridge cap, nails, labor, and haul-away of the old material. It normally does not include structural decking replacement, new flashing at chimneys, skylight resets, or ventilation upgrades.

Read the inclusion list before the number. Two contractors quoting the same dollars per square can be offering materially different roofs.

Converting your house to squares

  1. Take the footprint area under the roof in square feet, including overhangs.
  2. Multiply by the pitch factor for your roof slope.
  3. Divide by 100 for squares.
  4. Add 10 to 15% for waste on a hip roof, 10% on a simple gable.

What moves the per-square price

  • Material grade: three-tab, architectural and designer shingles sit at clearly different price tiers, with warranty lengths to match.
  • Layers to remove: a second layer of old shingles roughly doubles tear-off labor and disposal weight.
  • Decking condition: rotten sheathing is billed per sheet, and no honest contractor can price it before tear-off.
  • Pitch and height: anything above 8/12 or a third story adds staging and fall-protection cost.
  • Complexity: valleys, hips, dormers, skylights and chimney flashing all add cut waste and detail labor.
  • Region and season: labor rates and peak-season demand vary widely across US markets.

Reading three quotes side by side

Normalize before you compare. Write down each bid's square count, shingle brand and line, underlayment type, ice-and-water shield coverage, ridge vent linear feet, flashing scope, decking replacement rate per sheet, and warranty terms — both manufacturer and workmanship.

A bid that is 20% low almost always differs somewhere on that list. The most common gaps are synthetic underlayment swapped for felt, no new pipe boots, and no allowance line for decking.

Comparison checklist to fill in for each bid.

Line itemWhy it matters
Squares quotedDifferent measurements mean different roofs
Decking rate per sheetOnly fair way to handle unknown rot
Ice & water shieldCode-required in many cold-climate jurisdictions
VentilationAffects shingle warranty and attic moisture
Workmanship warrantySeparate from the manufacturer's material warranty

Estimate versus actual

The two line items that reliably grow after work starts are decking replacement and flashing. Both are invisible until the old roof is off, which is exactly why the contract should carry a written per-sheet and per-detail rate rather than a vague allowance.

Permits and inspections are jurisdiction-specific and sometimes excluded from the headline price. Ask whether the quote includes pulling the permit.

Frequently asked questions

How many square feet is a roofing square?

Exactly 100 square feet of roof surface area — not floor area. A 2,400 sq ft roof surface is 24 squares.

How many squares is a 2,000 square foot house?

Depends on pitch. A 2,000 sq ft footprint at a 6/12 pitch gives about 2,240 sq ft of roof, or 22.4 squares, before waste. At 10/12 it is 2,600 sq ft, or 26 squares.

Why do roofing quotes differ so much?

Different square counts, shingle lines, underlayment, flashing scope and whether decking replacement is priced. Normalize those items before comparing totals.

Does a steeper roof cost more to replace?

Yes, twice over: the steeper plane holds more surface area per square foot of footprint, and pitches above roughly 8/12 add a labor surcharge for fall protection and slower work.
