Closing costs hub: fees, prepaids and cash to close
Buyers typically pay about 2–5% of the loan amount in closing costs, on top of the down payment. This hub combines the closing cost, down payment and affordability calculators with guides explaining lender fees, title charges and the Closing Disclosure.

- Compare the itemized Loan Estimate from each lender: closing costs include loan charges, other services, taxes, prepaids and initial escrow deposits—not the down payment.
- For an early estimate, cash needed = down payment + buyer-paid closing costs (including prepaids) − earnest-money deposits − eligible seller/lender credits; use the lender's full Cash to Close table for any other adjustments.
- Before signing, compare the Closing Disclosure's final Closing Costs and Cash to Close with your Loan Estimate and ask your lender about changes.

In-depth guides
- What Are Closing Costs? A Buyer's Guide to the Fees
Buyer closing costs are typically 2-5% of the loan amount and cover lender fees, third-party services, title work, government charges and prepaid escrow items. On a $350,000 purchase, that is commonly $8,750-$14,000, confirmed by your lender's Loan Estimate rather than a national average.
- How Much Should You Put Down on a House?
On a $400,000 home, a 5% down payment ($20,000) leaves a $380,000 loan with PMI, while 20% down ($80,000) leaves a $320,000 loan with no PMI required. The larger down payment lowers the monthly payment by both the smaller loan and the removed insurance cost, but ties up $60,000 more cash.
