How to use this calculator
Seller proceeds are what remains after every deduction, not the sale price and not the price minus commission alone. This tool starts from your price and subtracts the negotiated fees, the payoff statement amount, repairs and concessions as separate lines, so a “net sheet” can be compared line by line with a broker’s version.
Enter your own figures in the form above. A blank field is treated as missing — not as zero — so the tool will ask you to complete it. A genuine zero is accepted where it makes sense (for example, no HOA dues). Press Calculate for a breakdown, Load worked example to fill in the example below, or Reset to return to the defaults.
Formula and assumptions
Net proceeds = sale price − selling fees − mortgage payoff − repairs − concessions − other selling costs. A negative result is shown as seller cash due at closing, not reset to zero.
Worked example
Worked example: $400,000 sale, $20,000 selling fees, $250,000 payoff, $5,000 repairs, $3,000 concessions. Net proceeds $122,000.
Use the Load worked example button above to reproduce this example in the form, then change one input at a time to see what drives the result.
Limitations and common mistakes
No commission rate is assumed or recommended — fees are whatever you negotiate and enter. Taxes on the sale, prorations, HOA transfer fees and lien payoffs beyond the mortgage must be added as “other” lines if they apply. This is a net-sheet estimate, not a settlement statement.
Frequently asked questions
Why is payoff different from my balance?
A payoff statement adds accrued interest to the payoff date and any fees. Always use that statement figure, not the balance shown on your monthly statement.
What if net proceeds are negative?
That is a short sale or cash-to-close situation, not a zero. It needs lender and professional advice well before closing — this tool only surfaces the arithmetic.
Are taxes included?
No. Capital-gains treatment depends on ownership, use, basis and law that this tool does not model. Take tax advice separately.
